The client needs to provide the following essential information: property address; Parcel ID Number if available; current title commitment or title search results; prior title commitment or policy, copies of any supporting documents that are listed on Schedule A and B, any previous surveys or related documents such as legal descriptions and survey documents noted as exceptions in prior surveys; a complete list of items from Table A that the client requires; and the full names of all parties involved in the transaction.
Phase 2: Establish and record property boundaries.
These steps consist of the following: setting the drawing to the correct coordinate system, drawing the record boundary according to the plat or metes and bounds, drawing the easements and setbacks that are plottable according to the plat, drawing and labeling the adjoiners.
On paper space: drawing the vicinity map, copying and pasting the Title commitment legal description, copying and pasting Schedule B exactly as shown on the Title commitment into the paper space Schedule B section, filling in any notations pertaining to the Title commitment.
Phase 3: Draw all land use rights and setbacks based on Schedule B in the title commitment.
We will meticulously review each file number, volume, and page listed in Schedule B of the title commitment, to clearly identify all easement lines and setback lines related to the property being surveyed.
Phase 4: Finalize the linework drawing based on field survey data.
In this phase, after receiving field data (point file and survey notes) from the surveying team, we will complete the linework, insert blocks, add annotations, and update the legend for items used in the drawing.
In the paper space, it is necessary to fill in complete information regarding the number of parking spaces, building height, building area, total land area (calculated in acres and square feet), and ensure that information about adjacent properties is updated according to the current owners. Additionally, the nearest street name with an intersection to the property must be labeled.
